This section outlines essential health and safety practices to ensure the safety and well-being of members, visitors, and staff at DHC. Our practices comply with UK regulations, including the Health and Safety at Work Act 1974. The Housing Manager serves as the designated Health and Safety Lead, overseeing compliance and safety procedures.
Responsibilities
● Health and Safety Lead: Ensures member safety, compliance with legislation, and maintenance of safe living conditions. They develop and implement health and safety policies.
● Members: Responsible for keeping homes and communal areas safe, reporting hazards, and following safety advice.
● Contractors: Must adhere to safety regulations, use appropriate safety gear, and report any concerns to the Health and Safety Lead.
Fire Safety
Fire safety is paramount, particularly in older properties. Key measures include:
● All shared properties have functioning smoke alarms linked to a fire alarm system, tested weekly. Faults should be reported immediately.
● Fire exits must remain clear.
● Fire doors must not be propped open, as they are designed to prevent the spread of fire and smoke.
● Fire extinguishers in communal areas must not be tampered with.
● An annual fire safety risk assessment is conducted in line with the Regulatory Reform (Fire Safety) Order 2005, identifying potential hazards and ensuring appropriate safety measures, such as
smoke detectors, fire alarms, and clear escape routes.
● Residents are encouraged to keep corridors clear and report any fire hazards.
First-Aid and Emergency Equipment
A defibrillator is available on the wall of 13 Rochdale Way for medical emergencies. Residents are encouraged to familiarise themselves with its location. Basic first-aid training can be offered to residents and staff.
Basic First-Aid Guide
● Assess the Situation: Ensure safety, then call for help if needed.
● Check Responsiveness: Speak to the person; check for breathing.
● CPR for Unconscious Victims: Perform chest compressions at 100-120 per minute until help arrives.
● Treating Bleeding: Apply pressure, elevate the wound, and bandage securely.
● Treating Burns: Cool under running water and cover with a sterile dressing.
● Choking: Encourage coughing for mild choking; administer back blows and abdominal thrusts for severe choking.
Location of First-Aid Kits:
Each shared house has a first-aid kit in the kitchen. Members should check contents regularly and report any shortages.
Emergency Procedures
In emergencies such as fires or gas leaks:
● Evacuate if necessary.
● Call 999 to report the emergency.
● Contact the Housing Manager for further instructions.
Reporting Hazards
Residents should report hazards immediately, including:
● Broken stairs or railings
● Water leaks or damp
● Suspected faulty electric or gas appliances
● Trip hazards in communal areas
Reports should be made through FixFlo for swift action.
Security
● Estate Access: Members have 24-hour fob access via Idonia Street and a key for Octavius Street.
● Building Access: Members have keys to their properties; contractors must sign for keys from the housing office.
● Security Tips: Lock all access doors and windows, and report suspicious behaviour to the Housing Manager.
Personal Safety
● Lighting: Emergency lighting activates at dusk; report any broken lights.
Health and Safety Reviews
